How to purchase a home inspection

Receive, read, and sign a
pre-inspection agreement.

form, one can be sent to you or will provided to you at the beginning of the
inspection appointment.
Other information about the inspection:

We encourage you to be present during the
inspection but it is not necessary.

Inspections for a standard sized home
typically are completed within two to four hours.

Although not the official report, at the
end of the inspection, the inspector can immediately give the client a verbal "heads up"
of what are most likely the major findings of the inspection.

Receive written reports (preferably emailed) typically within
24 hours
of the inspection. Additional hard-copies can also be mailed via the U.S.
postal service.

If you opted for an on-site report, it will be given to you at the end of
the inspection.
Preparing for a home inspection
To get the most out of the inspection have
your representative agent and/or seller make sure:

All utilities are on: water, electric, and heating/cooling.

Nothing is blocking access to the electric panel and other utilities.
-
Any crawlspace and/or attic access doors are readily accessible and unlocked.

Personal property is moved away from foundation or basement walls.
-
The sump pump and water meter locations are identified and accessible.
-
The dishwasher and oven are empty.
The inspector will not move personal items, and cannot inspect things that he
does not have access to.
Helpful additional information that is made available to the inspector
includes:

An extra "Property Disclosure" Form.

Owner manuals and operating instructions for fixed appliances (i.e. gas
fireplaces, furnaces).

A list of any recent improvements (i.e. age of roof, furnace, replacement
windows) and upgrades.

Information about any structural repairs, engineering reports, recent fires,
or major home owner insurance claims.
-
Information about any past or present environmental hazard test results such
as radon, lead, asbestos, mold, water etc.
